Before Pine Street Group, Pine Street Associates acquired the ten-story Seaboard Building at Fourth Avenue and Pike Street and redeveloped it into a distinctive mixed use property. The landmark building was converted into 24 high end condominiums alongside 60,000 square feet of office and retail space, reestablishing its presence as a vibrant downtown address.
A key to the project’s feasibility was a successful amendment to Seattle’s Land Use Code, which allowed the infilling of a U-shaped light well and the addition of penthouse condominiums. This structural reconfiguration created nearly 20,000 square feet of additional office and residential space while strengthening the building overall.
PSG managed the Seaboard Building for years following redevelopment, including the condominium association for both residential and commercial units. As part of that role, PSG led the property through the national landmark process with the National Park Service, securing federal tax credits for historic buildings.
