RUSSELL INVESTMENT CENTER AND SEATTLE ART MUSEUM

Pine Street Group partnered with Seneca Real Estate Group to deliver a landmark mixed use project at Second Avenue and Union Street. The development includes a 42 story, 900,000 square foot office tower, 300,000 square feet of expansion space for the Seattle Art Museum (SAM), and a 715-stall underground garage. 

The project began when Washington Mutual engaged PSG to evaluate consolidation options for its downtown workforce. PSG proposed redeveloping SAM owned land adjacent to the museum, creating a rare opportunity to serve both corporate and cultural needs. 

 

This collaboration consolidated thousands of jobs downtown while enabling SAM to realize its long-term expansion plan. PSG also renegotiated WaMu’s leases on 750,000 square feet in neighboring buildings to allow phased occupancy and secured changes to the City’s Land Use Code to accommodate the project’s unique structure. 

Project Impact

  • 100 ENERGY Star Score, making it the most efficient high rise in Seattle and candidate for LEED-EB Platinum status.

  • 2019 Seattle 2030 District Vision Award Transportation at Russell Investment Center
